Selling a property goes more smoothly when you prepare before you speak to buyers. Here is a simple step-by-step guide.
1. Get your documents ready
Keep the sale deed, earlier ownership papers, updated land records, the latest land revenue or property tax receipts and your identity proof in one folder. If there is a loan on the property, find out the exact amount and how it will be closed. Buyers trust sellers whose papers are clear.
2. Price it fairly
An unrealistic price keeps genuine buyers away, and a price that is too low costs you money. Look at recent deals for similar properties nearby, think about the location, the size, the road and the condition, and talk to a local property professional. You can always leave a little room for discussion.
3. Present it well
- For a house or villa, clean it, do small repairs and clear clutter before visits.
- For a plot, clear the weeds, mark the boundaries clearly and make sure the way to the plot is easy to find.
- Take clear, bright photos in daylight, and list the useful details: size, direction, road width, nearby landmarks.
4. Be honest about the property
Tell buyers about any issue yourself, such as a boundary question or a repair needed. Honesty builds trust and avoids last-minute breakdowns of the deal.
5. Meet genuine buyers
Plan visits at fixed times and, if you can, have a trusted person with you. Be careful with anyone who rushes you, refuses to show identity, or asks you to bypass the normal process.
6. Agree on the terms in writing
When you agree on a price, put the terms in writing: price, token amount, payment schedule, date of registration and who bears which costs. Take payments through the bank and keep every receipt.
7. Registration and handover
Complete the sale through a properly registered sale deed, with stamp duty and fees as per the current government rules. Hand over the property after the agreed payment, and help the buyer with the papers needed for mutation.
