House Buying Checklist: What to Inspect Before You Buy in Patna

A house can look lovely during a short visit and still have hidden problems. Use this checklist when you visit, and visit more than once if you can.

The building itself

  • Walls and ceiling. Look for cracks, damp patches, peeling paint and stains, especially near corners, bathrooms and the roof.
  • Roof and terrace. Check for leaks and how the rain water drains away.
  • Electrical and plumbing. Test switches, taps and flush tanks. Look at the wiring and the water pipes. Ask when they were last changed.
  • Doors and windows. Open and close every one, and check the locks.

Water, drainage and rain

Ask where the water comes from, whether it is enough through the year, and how good it is. Check how the drains work and whether the street gets waterlogged after heavy rain. If you can, visit once after rain and see for yourself.

The street and the neighbourhood

  • How wide and how good is the approach road? Can your car turn and park easily?
  • How far are schools, hospitals, markets and your workplace? Do a trial trip at the time you would normally travel.
  • What is the area like in the morning, evening and at night? Noise, traffic and safety feel different at different times.

Power backup and parking

Ask about the electricity supply, any inverter or generator arrangement, and whether there is space for your vehicles inside the property.

The papers

  • The owner's sale deed and earlier ownership papers.
  • An approved building plan from the local authority, and proof that the construction follows it.
  • Updated land records and the latest property tax and land revenue receipts.
  • Electricity and water bills paid up to date.
  • If the house has a home loan, a letter from the bank confirming how it will be cleared at the time of sale.

Before you decide

Ask the seller why they are selling, compare the price with similar houses nearby, and take your time. A good seller will be comfortable with your questions.
